How this estimate works
- Sale proceeds: sale price − outstanding loan − CPF refund = cash proceeds. The CPF refund returns to your OA and can be used for the next purchase (subject to CPF limits, not modelled).
- Loan limit from income: monthly instalment capped at 55% of income minus other debts (TDSR), and also at 30% of income (MSR) for a new EC bought from the developer, assessed at the higher of 4% or your input rate.
- Loan-to-value: 75% with a 5% minimum cash downpayment if you have no other outstanding housing loan; 55% with 10% cash if the tenure exceeds 30 years or the loan runs past age 65.
- Buyer's Stamp Duty is added at IRAS rates. ABSD is assumed to be 0% (Singapore Citizen buying after selling the HDB flat). If you buy before selling, ABSD may apply; married couples with at least one Singapore Citizen may claim an ABSD refund if the first home is sold within 6 months (conditions apply).
- Not included: legal and valuation fees, renovation, cash-over-valuation, CPF usage limits, bank-specific policies.
